House BK | Caceres + Tous

Description by Caceres + Tous:

This 5 bedrooms’ home is standing in an 800 sqm land using all the land to be lived. The house is divided in 3 buildings following a path from the public space until the private one.

The first building holds the very public space, entrance, parking, guest room and TV room.

Between this one and the second building the pool and a big garden give more privacy to the semi-public space where we find the living room, dining room, kitchen, laundry and maid room. Crossing this area, a second garden allows total privacy to the third building where the 3 other main bedrooms are.

Syshaus House | Studio Arthur Casas

Description by Studio Arthur Casas:

The Syshaus House comes to the market bringing a new concept to live with quality, practicality and sustainability – not only ideals, but effective practices. The structural system is composed of standardized types of pillar, beam, joint node and screw, which when combined result in different configurations of plants and programs, within a limit of up to three floors, either in a flat or sloped terrain. The external and internal coverings, such as floors, walls and linings, are also conceived as part of a docking system. In this way, the residence is entirely assembled in the lot, without generating waste or consuming natural resources such as water – abundantly wasted in conventional construction.

Baptized as ‘ecosystemic’, the construction respects nature as much as possible, from conception to delivery of the keys – a period that may correspond to only six months. The sustainable practices are also applied to the daily life of the residents by three important and indispensable items to the residence: rainwater harvesting for reuse in the irrigation; domestic biodigester that transforms organic waste into gas, for eventual use in the fireplace and kitchen, fertilizer for the garden and / or vegetable garden; and photovoltaic panels for solar energy, whose intelligent monitoring system allows the maximum efficiency in the use of energy and zero cost in the account.

Among the optional items are the green cover that contributes to thermal and acoustic comfort, and automation. In terms of security, it is possible to opt for intelligent locks remotely activated by a cell phone and cameras connected to the mobile device of the owner, in an integrated mechanism of surveillance.

Thru Syshaus concept, the customer buys a house as a product, choosing available options with defined prices and deadlines. The frequent negative surprises of conventional constructions are crossed off. The construction system has a durability above market standards, which allows us to offer a 20-year factory warranty. The repairs and replacements of parts are also easy to carry out, since the structure makes it possible to assemble and disassemble all the elements.

The architect Arthur Casas conceived the interior design within the free standing concept.
Cabinets and kitchen, usually fixed in walls or partitions, arrived in the house in an independent module format. In this way, the owner can associates the modules as he/she wants or even transfers the equipment to a new home. The line of houses signed by Arthur Casas and team can have variations on finishes, coatings and layouts, so that the customer can choose the one of their preference.

All the furniture and accessories present in the house, including the jewels, are launches designed by Arthur Casas. The Syshaus product hosts all the innovative technologies already available, as other technologies that will be discovered in the future. It is a constant and flexible process of evolution and updating.

Shelter Island House | Nexus Design

Description by Nexus Design:

A California Case Study inspired house and guest house with a 20m lap pool on four acres in the Hamptons, New York.
Surrounded by lush greenness and close to the beach, it needed to reflect the wholehearted welcome and love of friends and family that define this client’s approach to their leisure time.
Lives lived at a very fast pace, intense pressure and endless travel professionally need the counterpoint of fun and freedom whenever there’s a chance and this house is one of those precious opportunities.
The brief was simple. No green and a (relatively) tight budget. Most items were to be from online sources such as Hive Modern to contain costs and simplify the purchase and delivery process. We had to make our recommendations without being able to see the actual items which is counter to our usual process where we have intimate knowledge of each piece. There was scope for some vintage online purchases which we used to balance the mass produced items and the client also found a great Roy Lichtenstein ‘wallpaper’ artwork that became the focal point for the living room.
It needed to be fully furnished and the kitchen was to be replaced. The house has simple planning and an open, airy feeling and extensive decks that provide many opportunities for outdoor living. The main kitchen/meals/living room was designed to be lit without ceiling lights so the kitchen has lamps and the living room seating group is defined by four Starck designed Flos floor lamps.
Blue was key to the colour palette and we brought in timber pieces to add warmth and depth. This ‘beach house’ also is used as a city escape when there’s snow, so we made sure the entry allowed space to take off snow covered shoes and to hang up jackets. Not our usual brief for a beach house, but one we were delighted to meet.

House Eichgraben | Franz Architects

A single-family house in the countryside in Austria, has been designed by Franz Architects.

Description by Franz Architects:

After the birth of their first daughter, the young family were taken by the idea of a single-family house in the countryside. in the wienerwald they found a little house in need of rehabilitation with a large garden. Prospective possibilities of enlargement were already investigated before buying the property. The lean budget required a high portion of own capital in order to take the first steps in renovating the old building and undertake thermal sanitation. Upon completion of sanitation, the second child had already been born, and thoughts regarding an annexe became more concrete. Also, the grandmother’s wish for a granny flat should be taken into consideration. Building regulations left little leeway regarding building density and height. in order to accommodate the entire spatial programme, developing a two-storey structure was mandatory. Illumination of the partly subterranean granny unit in the basement is guaranteed by a strip of windows adapted to the site characteristics. A free-standing sanitary core divides the open space into sleeping and living areas. The possibility of later converting the granny unit into a small doctor’s practice was taken into consideration during planning. Instead of the former treehouse, a wooden box floats above the ground floor which in the first development phase is intensively used by meanwhile three children as a large, 3.5m high playroom including a climbing wall, swing, and football goal. All installations have already been prepared for later partitionment into up to four separate rooms. The basement including the cantilevered ceiling was done in site-mixed concrete. the wooden box was constructed with solid wood tiles and wainscoted on all sides including roof and soffit with diagonally running larchwood latches. Due to the complex geometry with its double mitre cut the grey-glazed latches were mounted by staff of the architectural practice and the principal themselves. the wooden latches are a dominant design element not only outside, but also as ceiling lining in the granny unit and wall panelling in the glass joint between the existing building and the new construction. Instead of the former gas calorific value heating, the whole building is now supplied with warm water and heating by an air heat pump. Apart from the high thermal standard, the long-term flexible and adaptable building makes a distinct contribution to sustainability. In times of a rising number of single-person households, high divorce rates and single-parent families, this project is an example of how three generations can live together in one building in contemporary architecture. This is aided by the different room atmospheres on various levels of old and new building parts in order to fulfil the changing requirements of common areas and possibilities of retreat. The last extension for the time being was the realisation of a large treehouse with a rabbit hutch.
